  • “Beavers Plumbing did a great job fixing the plumbing under our bathroom sink. They explained what needed to be done, replaced the old setup cleanly, tested everything, and made sure there were no leaks before leaving. The cabinet area was left clean and the sink is working properly now. I appreciated the clear communication and professional work.”

Our mission

“When you take care of good people, they take care of the customer.”
At Beaver's Plumbing, our mission is simple: to bring calm to chaos. When a pipe bursts or a drain backs up, we know it's more than an inconvenience; it's a disruption to your life. That's why we show up on time, speak plainly, and charge fairly. We believe that trustworthy service isn't a bonus, it's the baseline. We invest in our people because we know that a team that feels valued delivers work that matters. We treat every home like our own, and every customer like a neighbor.

  • Human connection. People first, always. We explain what we found in plain English before we touch a thing.
  • Zero excuses. Commitment to excellence, no exceptions. If it isn't right, we make it right.

Good questions

Frequently asked questions.

Don't see your question? Call or text (425) 845-3535. A real person answers, 24/7.

How quickly can you respond to a plumbing emergency?

Our emergency line answers 24/7, and for urgent problems like burst pipes, sewage backups or flooding we typically arrive within 1 to 2 hours in our core service area around Monroe; farther areas take longer. Call (425) 845-3535 right away.

Do you provide upfront pricing before starting work?

Always. You get a clear, written flat-rate price before any work begins. No hidden fees and no clock running: the price we quote is the price you pay.

What does a typical plumbing service call cost?

It depends on the job. A standard drain cleaning typically runs $250–$550, water heater replacement $2,200–$4,000 depending on the unit, and leak repairs $500–$1,100. We always give you a written price before we start.

Do you charge extra for emergency or after-hours calls?

Our dispatch and diagnostic fee is $250 during business hours (Mon–Fri, 8am–5pm) and $600 after hours and on weekends. We tell you before we dispatch, and Dam Good Defenders Club members have these fees waived (Beaver Boss members at any hour).

What areas do you serve?

We're based in Monroe and serve all of Snohomish County (Monroe, Sultan, Gold Bar, Snohomish, Everett, Lake Stevens, Marysville, Mill Creek, Lynnwood, Edmonds, Bothell and more) and north and east King County (Woodinville, Duvall, Kirkland, Redmond, Bellevue, Seattle and more). We also schedule Skagit, Whatcom, Pierce and Thurston County calls around drive time, so call to confirm your address.

Do you work on commercial properties and rentals?

Yes. We handle plumbing and electrical for offices, retail stores, restaurants, rental homes, apartments and HOAs, work with property managers and landlords, and schedule around business hours and tenants. Emergencies are answered 24/7.

Are you open 24/7?

Yes. Our emergency line at (425) 845-3535 answers 24 hours a day, 7 days a week, including holidays. Routine appointments are scheduled Mon–Sat, 7am–7pm, with same-day service whenever we can fit you in.

How do I know if I have a hidden water leak?

Common signs are an unexplained jump in your water bill, stains on walls or ceilings, musty odors, warm or soft spots in the floor, low water pressure, or the sound of running water when nothing is on. If your water meter moves with every fixture off, you almost certainly have a leak.

What's the difference between a tank and a tankless water heater?

A tank water heater stores and keeps a reservoir of water hot, typically 40 to 80 gallons. A tankless unit heats water on demand: it's more energy-efficient, never runs out of hot water and usually lasts longer, but costs more up front. We install and service both and can help you choose.
